Where the listings come from
Listing pages on Brazilkeys summarise public listings found on third-party Brazilian property portals (currently Chaves na Mão, chavesnamao.com.br). We show facts only: property type, location, size, rooms, asking price and the date the listing was posted, written in our own words, with a link to the original listing. The photos, the full description and the advertiser's contact details are on the original listing, not on Brazilkeys. We do not verify listings and do not represent any property, and a listed property may have sold, changed price or been withdrawn since it was posted. Check the original listing and the advertising broker before relying on any detail.

Market data (price per m², rental yields, IPTU rates, ITBI rates) is sourced from FipeZAP, ZAP Imóveis, QuintoAndar, AirDNA, municipal tax authorities, and our broker network. We update data quarterly. Best efforts on accuracy; no warranty of completeness.
Photography
Property and city photography is sourced from Unsplash contributors under the Unsplash License. These images are representative — they are not photographs of the specific listed properties. When you match with a broker, you receive the actual property's photography.
Currency conversion
USD figures are converted from BRL at a recent Banco Central do Brasil reference rate. Actual rates at transaction time may differ. Real-estate purchases denominated in BRL carry currency risk for foreign buyers.
Affiliate and referral arrangements
Brazilkeys earns a referral fee from brokers in our matched network when a transaction closes. This fee is paid by the broker out of seller-side commission, not added to your purchase price.
