Listing Rules

These rules keep BrazilKeys useful: real properties, real prices, real owners. They apply to owners and brokers alike.

Every listing must have

  • At least 5 photos (up to 30) of this property, taken by you or with the photographer's permission. No stock photos, no renders presented as photos, no photos from other listings.
  • A description of at least 150 words in Portuguese or English, written by you, about this property.
  • The living area in m² (we convert square feet).
  • The asking price in reais. "Price on request" is not accepted.
  • The title status: registered title (escritura registrada), possession (posse) or other, with a note explaining "other".
  • A way to reach you: our contact form (always on), plus WhatsApp or your email if you want.
  • A name shown to buyers. Brokers show their CRECI number on every listing.

Not allowed

  • Rentals, seasonal or long term. BrazilKeys is for sales only.
  • The same property listed twice, by you or by anyone else. Each property is listed once, and the first listing keeps it while it is live or paused, and for 18 months after it is marked sold. If you and a broker both want to list it, pick one.
  • Photos or text copied from another listing or website.
  • Contact details, links or prices inside the photos. Links go in the links section.
  • Asking for a deposit, reservation fee or any payment before a visit; pushing buyers to pay through another app or in crypto.
  • Advertising anything other than this property (services, financing, other listings).
  • A price far outside what is plausible for the size, type and place, unless the description explains it.
  • More than 5 active listings on an owner account. Brokers use a broker account.

How review works

When you publish, the listing is checked automatically: the requirements above, a plausibility check on the price per m², duplicate photos and text across every account (including cropped, mirrored or recoloured copies, and an AI comparison of the photos with other listings of the same kind nearby), and an AI read of the text for scam patterns. Most honest listings are live within a minute. A listing that needs a second look is held and reviewed again within the hour; a listing that fails is rejected with the reasons by email, and you can fix and resubmit. Readers can report a listing; two reports put it back into review. Contest a decision at legal@brazilkeys.com; a person answers within 5 business days.

Duration

A listing stays live until you mark it sold, pause it or remove it; it does not expire. A listing marked sold stays on BrazilKeys with a "Sold" label: buyers can still find it in the search (filter "Sold") as a record of the market, but they can no longer send you messages through it. Remove it from your account at any time to take it down completely.

Bulk uploads

Listing is free. Every account may publish 5 new listings in any 24 hours at no cost. Uploading more than that at once (a broker import, a portal feed) uses prepaid listing credits: one credit publishes one new listing. The price of each pack is shown in the broker area before you pay. A credit is used only when a listing goes live or into review, and comes back if our review rejects it; edits are free, listings never expire, and credits do not expire. Payment is by card through Stripe; no subscription and no commission on the sale. Unused credits are refunded in full within 7 days of purchase: write to leads@brazilkeys.com.

Accounts that break the rules

We remove the listing and may close the account. Photos and text from removed listings are remembered so they cannot be posted again from a new account.
